Real Estate Market Report through July 2017

Our real estate Market reports are in for July and the first half of the year.

The East Baton Rouge Parish report concludes that although the days on market have gotten longer, the absorption rate is 2.8 months - which means we only have a supply of homes for that length of time.  Of course, that number is always moving and is shortest in our summer months.  For the full report click here:

For Ascension Parish, for the past 6 months, we see the same absorption rate, which is typical of that area most summers.  For the full report on Ascension click here:
The one common thing we are seeing across the board is that whether a house flooded or not, the buyers want the updated homes so they don't have to spend their cash on updates or repairing items.  I have a lot of sellers who want to sell their house 'as is' with no repairs but they take a pretty big hit on the sales price as buyers always think it costs much more to do updates or repairs that it actually has to - plus, they want more off just because they have the hassel of dealing with it.

Real Estate Market Stats February 2017 East Baton Rouge Parish

Here is the latest Market report on East Baton Rouge Parish.  You will notice the highest number of sales continues to be in the $200-300K price range.

We also notice that the homes have to be in very good, updated condition to sell for top dollar, even with the low inventory in the market.  Buyers appear to be willing to wait for the better homes to come on the market rather than settle for one that is not quite up to par.

2015 New Home Sales

Where were the new home sales in 2015? I checked new home sales in East Baton Rouge, Ascension, and Livingston Parishes in several price ranges. Livingston Parish had the greatest number of sales in the lower end - $100,000 -$200,000. East Baton Rouge was the CLEAR leader in the mid range $200,000 - $300,000. East Rouge and Ascension had equal numbers in the $300,000 - $350,000 range  and East Baton Rouge had the majority of new homes sales in the upper range $350,000 - $500,000.

How Was The Market in 2015?

So "How was the Market?" in 2015. In East Baton Rouge Parish it was quite good. In 2015, 4,592 houses (detatched single family) were sold as compared to 4,199 in 2014. This is an 8.56% increase. Livingston Parish enjoyed an even higher percentage of sales growth at 9.36%. Interestingly, Ascension Parish has had very little growth in yearly home sales. In 2013 - 1,632 homes sold      in 2014 - 1,669 homes sold     and in 2015 - 1,676 homes sold. 

The clear leader in homes sales growth 2013 - 2105 is Livingston Parish with an 18.6% increase. East Baton Rouge Parish had an 8.71% increase, while Ascension Parish had a 2.63% increase. Which parish will enjoy the greatest growth in 2016? I'll let you know a year from now.

August 2015 Stats for Baton Rouge Real Estate

Everyone always wants to know what is happening in the Greater Baton Rouge Real Estate Market and average sales price is one of the stats people like to hear about most of all!  

You will note that there is a 7% increase in the average sales price for the entire Greater Baton Rouge Association of Realtors Inventory over the past twelve months.

Our MLS covers a 9 parish area but this is a good indicator that shows what a healthy real estate market we are experiencing.  If you are thinking of selling, now is the time!

Million Dollar Homes in the Baton Rouge Area

Recently the Pennington Estate sold for $6,000,000. This is a record for highest sales price for residential real estate in the Greater Baton Rouge area. I decided to see how many homes are currently on the Market priced at or above one million dollars. The answer is 80!! If 80 are currently active - how many do you think have sold in the last 12 months? The answer is 30 (including the Pennington Estate). This means there is 32 months worth of inventory currently on the market. If you are considering purchasing a million dollar home..... it is a buyer's market.

Year to Date Market Stats!

The general real estate Market for the Greater Baton Rouge Area is moving along nicely!  With interest rates remaining low, the demand for housing continues.  Here is a quick snapshot, year to date, of our entire market as well as the 3 parishes we mainly serve.

Pay particular attention to the list to sales price ratio when making an offer on a house.

The Market for Foreclosed Properties

3,587 properties (houses, townhomes, condos) have sold in the last 6 months in ourlocal  MLS area. Out of those - 526 were FORECLOSED......... that is almost 15% of the total sold!!!. Approximately 60% of the properties sold for under $100,000. On the other end of the price range, about 3% sold for $300,000 or more. There is obviously a demand for foreclosed properties and can be excellent investment opportunities. There are several types of foreclsoures - Fannie Mae, Freddie Mac, HUD, bank owned.
