Baton Rouge one of the Hottest Buyers Markets for Real Estate!!

What exciting news in the paper today!  Baton Rouge selected as one of the top ten cities that are a hot spot for buyers!!  And it's not because we have tons of under-priced bank repos, but because of our economic outlook!  Baton Rouge represents one of the cities that buyers can reasonably expect to make a profit - maybe not in 2009 but definitely in the short term future.  Some of the important criteria that makes Baton Rouge so hot is our stronger employment, prospects of growth and promise of prosperity!!!  The report stated that we have the greatest chance for appreciation in our real estate Market while rest of the country will face years to come out of the recession!

Tax Credit for First Time Home Buyers

Home buyers have until July, 2009, to take advantage of the $7500 tax credit offered by the Federal Government.  This home ownership tax credit is part of the Housing and Economic recovery act that began last year. If you purchased a home after April 9th, 2008, and fit the profile, you can also take advantage of this tax credit on your 2008 taxes. 

1.  There are income maximums of $75000 for individuals and $150,000 for couples and you must not have owned a house for the past three years. If your income exceeds that, but doesn't exceed $95000 for individuals and $170,000 for couples, then you can still take the credit but on a lesser basis.

2.  The amount of tax credit is a percentage of the home's price - approximately  10%- so you get 10% of the home price credited against your tax liability, up to a maximum of $7500. 

3.  You are required to pay the tax credit back in small increments over 15 years, and the repayment will be no more tha $500 a year.  Payments also will not start until 2011.  It is sort of like a 15 year, interest-free loan to help make home buying more affordable.  The National Association of Realtors is pushing congress to remove the repayment provision, making it a true tax credit rather than an interest free loan.  We are also asking congress to make this tax credit for all home buyers, not just first time. 

Check with your CPA to see exactly how this credit will affect you.

2008 End of Year Real Estate Stats

Finally, the stats are in for 2008.  Remember, I am running stats only on East Baton Rouge, Ascension, and Livingston combined.  The good news is, just as I have sid all year, our average sales price has gone up, but due to the number of homes on the Market, the homes are taking longer to sell and the list to sales price has gotten a little lower.  Still a strong market but we need to keep a careful eye on it so that if it should start to behave like rest of the country, we will be the first to know!!! 

Due to our local economy being so strong, it has been suggested that we might be out of the recession by the 2nd quarter THIS year!  You know, they always say you don't know when you are in a recession until you are coming out.  Hope that is true for our country.

Coping with Chaos!!!

“I work long days and never seem to catch up. I’m constantly distracted by thousands of things running through my head that need to get done. I’m full of anxiety. Help!”
Many of the clients I coach have experienced this. Let me share a three-step process to bring order to your personal chaos.

Step One: CLARITY. Ask questions that help you become clear on what you want; go deeper into not only your business but also a personal understanding of what’s driving the surface issue. In business you have learned the ‘three-deep’ process for helping clients get to the issue beyond the issue. How about going three deep with yourself? Example: you don’t have the energy to get it all done. What’s impacting the energy? Are you getting enough sleep? How are your eating habits? What sort of physical activity are you engaging in?
Step Two: ALIGNMENT. Focus in on what you’ve gotten clarity on. What resources are available to you to support a change? Identify what your action steps will be as you design a plan of action. Continuing with the same example, you might dedicate one hour, three days a week, to working out (plan of action), and hire a personal trainer (gather resource). You might do 30 minutes of cardio and 30 minutes of strength training each session (action steps).
Step Three: ACTION. In the words of Nike, just do it. Make sure you have accountability. Set benchmarks for progress.

Finding someone to partner with - be it a paid coach, a peer partner, or even your significant other - in this process will help you reach your goals faster, with adjustments being made along the way as life continues to unfold. Your “coach” will hold you accountable and help you make significant changes.
