August 2015 Stats for Baton Rouge Real Estate

Everyone always wants to know what is happening in the Greater Baton Rouge Real Estate Market and average sales price is one of the stats people like to hear about most of all!  

You will note that there is a 7% increase in the average sales price for the entire Greater Baton Rouge Association of Realtors Inventory over the past twelve months.

Our MLS covers a 9 parish area but this is a good indicator that shows what a healthy real estate market we are experiencing.  If you are thinking of selling, now is the time!

Fun Things to Do in Baton Rouge, Louisiana

Baton Rouge offers an abundance of activities for all ages.  Here is a sampling of things coming soon:

Friday, Oct 16  Toulouse-Lautrec Satellite Show Opening Reception from 6-8 at the Firehouse Galery  427 Laurel Street.  Free.  Refreshments

Friday-Saturday through out this month, The 13th Gate at 832 St Phillip St.  This gets you ready for Halloween with the haunts and frights at one of the scariest haunted house attractions i the country!! Opens at 6:30 p.m. Tickets start at $25.

Want something a little less scary?  Check out Boo at the Zoo!  BREC Baton Rouge Zoo at 3501 Thomas Road has a trick-or-treating extravaganza at the zoo.  Wear your costume, wanter throught the Hay Maze or make a memory at the Safari Snapshot photo both.  Regular admission.  9:30-4 p.m.

Saturday, Oct 17.  Red Stick Farmers Market - always a hit!  8 am.  501 Main Street.  Lots of fall vegetables along with Maggie Heyn Richardso will be cooking up seasonal recipes and discussing her book "Hungry for Louisiana"

Don't Give Up On Buying A Home - Baton Rouge Real Estate

If you've put off buying a home because you don't think you credit is good enough or you don't think you have enough cash, don't give up! Ask for help!

One of the mistakes buyers make is not even checking to see if they qualify for a loan. Your credit may not be as bad as you think. Call a lender to see where you stand financially. Even if you don't qualify, the lender can help you or refer you to someone who can help get you to where you need to be.

If your credit is fine but you don't have a lot of cash on hand, you may qualify for 100% financing.

Halloween Safety Tips in Baton Rouge

Halloween is such a fun time for kids! Parents can do several things to ensure it's not only fun, but SAFE. Here are some tips for making it a SPOOKTACULUR night. 


  • Brightly colored costumes for good visibility in the dark​
  • "Flame resistant" or "flame retardant" labels on costumes and any accessories
  • Masks that don't restrict your child's vision
  • Nothing that is a tripping hazard, such as robes or capes that are too long
  • Make sure to watch the weather and dress kids appropriately

Trick or Treating Rules

  • Younger kids should be accompanied by an adult
  • Routes should be restricted to your neighborhood or one you know well
  • Curfew time for older kids
  • Should go in groups of three or more
  • Use sidewalks and crosswalks
  • Bring flashlight, and if they have one – a cell phone
  • Stay on well-lit streets & don’t cut through parks or yards
  • Don’t run, walk.
  • Trick-or-treat only at well–lit homes, & the front door is as far as you go
  • Don't eat any candy until you can inspect it

Inside Your Home

  • Don't let younger children carve the pumpkin, but let them draw the face instead
  • Use battery-powered candles for pumpkins instead of real candles
  • Check out all the candy your kids bring home & throw out candy with wrappers that have been opened
  • Throw away candies that may be a choking hazard to children 3 yrs. old and younger

Outside Your Home

  • Remove tripping hazards from your yard
  • Put lighted pumpkins on a level surface & out of reach of small trick-or-treaters
  • Turn on your porch light!!!

The Art of Negotiation in Baton Rouge Real Estate

The Art of Negotation can change from area to area but when it comes to negotations in the Baton Rouge Real Estate Market there are a few things you need to be aware of.

1.  You need to understand the market at the current moment.  What worked two years ago may no longer be appropriate today.  One of my favorite stories is at the height of our market, we had a buyer referred to us who was relocating to Baton Rouge.  In the market where they were coming from there were lots of short sales and foreclosures.  When getting ready to write an offer on a home new to the market, their advisor with the relocation company suggested that they make an offer $40K off list price!  Their offer should have been very close to list price.  It took them several offers on differet houses to understand that we KNOW our market.  Let your agent guide you on the market for the home you are interested in.

2.  If the house is new to the market, you will need to pay close to full price and, many times, over list price, if it is a HOT house - meaning, you will more than likely end up in a multiple offer situation.  The problem is, when writing your initial offer, you know don't if you are competing against someone else and the listing agent does NOT have to notify you - especially if you shoot a low ball offer and the other offer they have is more realistic.  Many times you will not even have the opportunity to up your offer!

3.  Meet in the Middle?  I think not!  If you make an offer $40K off list price, don't expect the seller to meet you in the middle.  That has nothing to do with anything.  Final price is just the number a willing buyer and seller will agree to.
