Art Shows in Baton Rouge April 20, 2013

by Pat Wattam

Have some more fun this Saturday, April 20, 2013 at some art shows around town where I will be showing my paintings.  First, the Baton Rouge Art League will host their Invitational Art Show at the Burden Rural Life Museum from 4-6 p.m.  This is a painting I have in that show:

Then come on over to N the Art Space at the Settlement at Bocage on Jefferson Hwy across from Bocage Subdivision and next to Regions Bank.  Over 30 artists will have their studios open so you can browse and purchase paintings, jewelry, photographs and more!  We will also have live entertainment too. I'll be hosting my studio from 5-8 p.m.  Come enjoy my art and support your local artists!!

Nation Wide Open House Weekend April 20 - 21, 2013

by Pat Wattam

Join the Pat Wattam Team this Saturday and Sunday at Nation Wide Open House Weekend! All across the country hundreds of homes will be open.  What a great time for potential home buyers to get out and see what their dollar will buy!

We have been saying for the past couple of years that NOW is the time to buy.  Take a look at this chart showing interest rates since the 1800's.

Next, take a look at the past 20 years of interest rates

Seriously, rates are still under 4%.  This is why it's a great time not only to purchase your first home, but if you have thought about making a move to a bigger, dream home in the next couple of years, do it now while rates are low and prices haven't skyrocketed!

And, yes, it can definitely be cheaper to own than rent, depending on your location.

So come on our this weekend and join us.

Check out homes available for Open House both Saturday and Sunday at www.GBRAR.com.

We know that 2012 was another banner year for the Greater Baton Rouge Real Estate Market.  Taking a look at the first quarter of this year, we see that trend continuing.  As I have mentioned in earlier posts, one of the main things to watch is the months supply of inventory.  We have been averaging around an 8 month supply for the past year, with that dipping in the summer months.  However, when we compare March of 2012 to March of 2011, we see that trend starting now.  In March last year we had a 6.9 month supply of homes for sale.  This March we dropped to only 5.31 month supply.

What does this mean to our consumers?  When the months supply of inventory drops below 6 months, you start moving into what we call a 'sellers' Market - which means that homes are selling faster, there are fewer choices for buyers, and you can receive multiple offers on the really good homes- the ones priced right and in the best condition.  It also means, for buyers, that the days of making low ball offers on homes and expecting the seller to take it have disappeared.  For sellers, we are waiting to see if prices start ticking upward.

The real estate market in our Greater Baton Rouge area typically will increase in price from 1-3% annually - a pretty flat market.  This has helped us stay out of the real estate bubble, for the most part, and hopefully that will continue and our market will remain healthy!!
