Baton Rouge area home owners are are staying in their homes for an average of 12 years according to the National Association of Realtors®.  If you consider it's resale value from the start, it will make it easier for you to sell when the time comes.  Five factors that can affect your home's resale value:

1. Location:  this is the most important factor of all.

2. Size of lot: consider whether the house is too close to the road, how much space is between your home and your neighbor's, is the backyard large enough?

3. Curb Appeal: make sure your yard is appealing to someone looking for a home and one that's inviting.

4. The House Itself: make sure your home has the basic amenities most homebuyers are looking for.

5. Any Extras?  Some homebuyers look for more frills in a home, such as open floor plan, updated kitchens, updated bathrooms, fireplaces - things that will catch their eye.

If your home has been on the  market for a long period of time it's time to give me a call!
